Main Carrying Beam & Floor Joist Replacement
Here a portion of a rotted main carrying timber has been removed and replaced as well as several floor joists. As soon as the hangers are in place this problem will be resolved.
Here new footing are being prepared with reinforcing rods for new lally columns

Interior Floor Joists Replacement
Here some interior floor joists are being replaced before installing new 3/4 inch plywood sub floor. The crawl space under the floor allowed little or no air circulation causing dampness and deterioration of the joists.
Restoring Main Carrying Beam Structural Integrity
In this house (circa 1850),the main carrying beam in a first floor ceiling had been weakened by a crack running horizontally through it. The owner planned a new bathroom directly above which would have been unsafe for the weight of the bathtub/water load.
Our solution was to bolt 3/8 inch steel plates on each side of the beam to restore its structural integrity (see next picture) .
Here we have begun bolting a 3/8 inch steel plates to each side of the cracked main timber and restoring its structural integrity/.
New Porch Deck Under Construction
Here a dilapidated/rotted porch has been removed and is being replaced with new footings, pressure treated supports, and decking. We had previously installed the new replacement windows and vinyl siding
First floor kitchen before we began
Believe it or not, this was a bedroom! Difficult to determine where they slept!
